Best Kept Secret – Madd Jacks Grillin Shack
This original barbecue restaurant relocated to Cocoa Beach from Port St. John in 2012. Madd Jacks has become a local hit serving up generous portions of everything. I love the baby back ribs and my wife loves the fresh garden chicken salad that is always served with a large grilled chicken breast.

Best Sandwich – Lobster Croissant
Seafood Atlantic Port Canaveral. We always purchase fresh fish, clams and anything else from the ocean to prepare at home. The dining part of the restaurant is located outside and not once did I ever think to dine in until a client of mine was raving about the Lobster Croissant and was shocked that I hadn’t given it a try. Whooa…I tried it and it was awesome! In fact, it was so good that my wife and I ordered it again the very next day. Coming in a close second is their fresh Grouper sandwich. Try them both!

Best Historic Landmark Sale – Bernard’s Surf
Bernard Fischer & Rusty Fisher opened the doors of Bernard’s Surf on October 30, 1948 with the thought that they would serve the community the finest fresh seafood from the families’ fishing fleet at Port Canaveral. The restaurant quickly became a hit and attracted many celebrities and astronauts. Bernard’s Surf was sold in 2005 and unfortunately was foreclosed. British entrepreneur Luke Johnson acquired the signature Cocoa Beach property – and has pledged to restore it to its glory days. Sold by McCoy-Freeman Group

Meridian #305 Cocoa Beach sold for $455,000. This short sale originally sold for $689,900 straight from the developer, Towne Builders back in 2007. This is a 3 bedroom 2 bath 2072 sq ft under air in a luxury complex featuring a state-of-the-art fitness center, large swimming pool and elegant oversize clubhouse.
Most Community Sales – Bay Port
2012 most sales by popular demand was Bayport riverfront community in Cape Canaveral, FL. There were 25 total sales in this beautiful area and located near Port Canaveral for good fishing, cruise boats, restaurants, night life and the ocean.
Solana Lake still continues to be one of the most popular on the ocean side with resort style amenities, gated and private beach access.
Biggest Rehab – 315 Barrello Cocoa Beach
This 4 bedroom 3 bath featured 2328 total square feet with a pool and located on a navigational canal. This home sold for $160,000 back in February, however, needed a ton of work including, well everything even lots of mold to deal with.
Lowest Sale Condo – Beach Club 13b
211 Circle Dr 13b Beach Club Condo in Cape Canaveral. This first floor 1 bedroom 1 bath fully furnished 366 sq ft condo was located about 1,500 feet from the ocean, listed for $19,500 and sold for $20,000. This was a short sale and had multiple offers.
Lowest Sold Single-Family Home – 681 Java
681 Java Rd sold for $110,000. 3 bedroom 2 bath 2122 sq ft home located in Cocoa Isles in Cocoa Beach. Home was outdated and roof leaked. Still a great buy.
Lowest Sold Town Home Home – Perlas Del Mar
Some lucky buyer got a great buy on a 4 bedroom 2 1/2 bath Perlas Del Mar short sale town home in Cape Canaveral for $145,000. This town home featured 2350 living sq ft, a community pool, gated complex about 4 blocks from the ocean. Appliances not included.

Largest Condo Sold – Ocean Club
Ocean Club #502 in Cocoa Beach with 4565 sq ft under air. This penthouse suite has lots of open room with 20 ft ceilings. Lots of upgrades, beautiful kitchen cabinetry with granite counter tops, in-law suite, spacious closets and huge balcony with partial views of the ocean. Listed for $1,175,000 and sold for $800,000 in 420 days on the market.
Largest Home Sold – 813 Catalina Cocoa Beach
6,475 sq. ft. under air. Plenty of living space with 7 bedrooms, 4 1/2 baths and a private pool, even a separate guest quarter with it’s own kitchen, living, bedroom and a private entrance. Home theater, hydrolic lift elevator, 3 car garage and more, all located on a navigational canal in the heart of Cocoa Beach.
Smallest Condo Sold – Lamp Post
Lamp Post #15a Cape Canaveral. Barely winning this award with only 364 sq. ft. under air this studio condo is located right on Ridgewood Ave, just a block from the ocean. The inside was remodeled and the complex has a community pool and on site laundry. Sold for $42,950
Smallest Home Sold – 286 S Orlando Cocoa Beach
1,008 sq. ft. under air. This 3 bedroom 1 bath beach bungalow is located on a corner lot just steps to the Atlantic Ocean. Sold for $121,000 but needed some updating.
Most Foreclosures in a complex sold – Pier Resort & Mystic Vistas
In this category we have a tie. The Pier Resort and Mystic Vistas each had 5 sold bank-owned condos in 2012
Pier Resort in Cocoa Beach. This complex was completed in 2007 can caught a lot of investors/home-owners off guard including the developer. These were nice and spacious 3 bedroom 3 baths 1900 sq ft and 3400 sq ft units on the west side of Ocean Beach Blvd near the world famous Cocoa Beach Pier. Sold prices range from $169,100 – $265,000
Mystic Vistas in Cape Canaveral. Another complex built at the peak of the real estate market. Buildings C & D were finished later and were further away from the ocean with limited or no ocean views. Excellent location in popular Villages of Seaport, a gated community. Sold prices range from $163,000 – $215,000
