August brought a positive shift in the Space Coast real estate market: fewer new listings, more cash sales, and a clear change in momentum. But the biggest surprise? It showed up in the condo market, which may be finding its footing again.

📈 Single-Family Homes: Sellers Facing Less Competition

In August, single-family home closed sales dipped slightly, down just 2% year over year. But the positives outweigh the negatives:

  • Pending sales were up 2.6%, which shows buyers are still writing contracts.

  • New listings dropped 5.8%, giving sellers less competition when their home hits the market.

  • Inventory held steady at 4.5 months, a balanced level.

  • Cash sales jumped 15.5%, bringing more qualified buyers ready to close quickly.

After months of slowing sales, August brought the first year-over-year increase in condo closings since spring. Condo sales were up just over 3%, a welcome change.

  • New condo listings dropped 11.2%, reducing competition.

  • Cash condo sales climbed 14.4%, showing strong demand from second-home buyers and investors.
