🏝 My Mid-September Market Update for Cocoa Beach & Cape Canaveral

As a full-time Realtor here on Florida’s Space Coast, I always keep a close eye on the numbers in Cocoa Beach and Cape Canaveral. Mid-September is showing us a very interesting trend. Buyers are still active, but they’re also being selective. Homes and condos that are priced right and show well are moving, while others are sitting longer on the market.


📊 Cocoa Beach Condos

Right now in Cocoa Beach, there are 83 condos for sale and 15 under contract. That works out to about 1 in 5 listings going pending. Buyers have more choices, and that means sellers who are positioned correctly are the ones attracting offers.


📊 Cape Canaveral Condos

In Cape Canaveral, there are 61 condos available and 12 under contract. This shows a similar pattern—fewer than 20% of listings are moving. Entry-level condos are still drawing attention, but higher-end buyers are being more careful about value.
