Cocoa Beach Florida Stone Crab ClawsThe Cocoa Beach area real estate market continues to shine bright in April with 77 total closed real estate sales up 14% from 66 sold in April 2012.

3 short sales and 13 closed sales were bank-owned ranging from a $54,900 to $400,000. One new Florida resident will enjoy a 1 bedroom 1 bath 726 sq ft condo in Ocean Park South Cape Canaveral that sold for $54,900. Ocean Park features a community pool and is located a couple blocks from the ocean.

The highest price distressed sale was 152 Saint Croix Ave Cocoa Beach. This was a spacious 4 bedroom 2 bath single-family home located on a navigational canal in popular Cocoa Isles and featured a resort style backyard, pool and expansive deck area with dock. Listed for $450,000 and Sold for $400,000.

Sales in the Cocoa Beach luxury direct ocean condo market continue to shine as well especially at the Meridian Condos. McCoy-Freeman Group’s buyers purchased the original developer’s 3 bedroom 3 bath corner model on the 2nd floor featuring dramatic 10ft ceilings and stunning upgrades. #107 Listed for $775,000 and sold $725,000

Sunday Funday was enjoyed by many people visiting Cocoa Beach yesterday. Being that the weather was Beautiful and perfect 3’-5’ glassy surf, I know we did! After catching some fun rides, my wife, in-laws,  and I enjoyed fresh stone crab claws, shrimp and clams from Mrs Apples Crab Shack in Merritt Island.

There are only a few more weeks left for the stone crab season and Mrs Apples has all sizes , usually selling for over $20.00lb but now on sale until May 15th for  $10.99lb. Always a good choice of food after a relaxing day at the beach!
