One of the final and most important stages of the real estate buying process is a final walk through.  A final walk-through is your last chance to make sure the property is in the same condition as your last visit and any inspection repairs are completed.

A home buyer typically views several properties before deciding to submit an offer. Once the offer is submitted the fun begins.  As a buyer’s agent I negotiate with the listing agent the price and terms.

Once a ‘meeting of the minds’ is reached.  The listing is marked ‘contingent’ in the MLS and I schedule a home inspector to inspect the property. My buyer is submitting financials to their mortgage lender as we wait for inspection results. 

In most cases the Seller will then agree to repair the items found from the detailed inspection report.  We then patiently await for the lender to send that all conditions for the loan have been cleared with the underwriting process and the closing date and time is scheduled. 

So our one last item would be the final walk-through of the property.  I recommend doing the final walk just before closing on the same day. Why the same day? Because, and this did happen to one of my buyers, the night before closing there was a very bad thunderstorm with heavy wind and rain. 

The property my buyer was purchasing had some roof leaking issues which the seller said was fixed. However when it rained, water leaked down the wall and onto the carpet.  If the final walk-through had been done a few days before and not the day of close the buyer would have then had to deal with the roof repair expense and seller would have not been responsible. So a final walk-through day of close is a necessity. 

In this particular case we ended up closing the purchase with the seller leaving a good amount of money in escrow until the roof was replaced. 

Here’s what a buyer needs to do during the final walk-through

Check the exterior and interior of the home

Test all appliances

Turn the air condition and heater on and off

Flush the toilets

Turn on all water faucets 

Open and close windows

Make sure all fixtures are still there

Make sure any included furnishings are there

Check the ceilings for any new water stains

Check any seller repairs

Run garbage disposal and exhaust fans

Homebuyers are excited about their new purchase. Sometimes they get busy discussing where the couch and TV will be placed and overlook the above checklist and importance of the final walk-through.
