Yes, the headline is correct. I am going to give you my professional opinion on how to sell your home for less money.

So you are probably thinking to yourself, why would someone want to sell for less money or why are you, a Realtor, wanting to educate the public on how to sell for less?

A few weeks ago I was walking my dog and noticed a Realtor taking pictures of a property.  I introduced myself to (for this example I will make up a name and call him Mr. Agent) and asked about his new listing. Mr. Agent told me the listing price and then I asked when I could show the property to my buyer.

Mr. Agent said that since I’m not on his sales team I would have to wait a few weeks when the listing hits the MLS for my buyer to see it. Mr. Agent then said that he has an Exclusive Listing Agreement with his seller and if he (Mr. Agent) doesn’t sell the home in 3 weeks it will then be placed on the MLS. 

In my opinion, with 15 years of selling over 1,000 homes, this is not in the seller’s best interest. 

Homes for sale absolutely need the maximum marketing exposure to reach the highest number of potential buyers in order for a home to sell for more. In my opinion, if a seller wants to sell their home for less money then sign a form from our local real estate board that says “Seller Authorization To Exclude Listing From Multiple Listing Service”

Please pay special attention to Section D that says: THE REDUCTION IN EXPOSURE OF SELLER’S PROPERTY TO OTHER REAL ESTATE OFFICES AND PROSPECTIVE BUYERS MAY REDUCE THE NUMBER OF OFFERS AND ADVERSELY IMPACT THE PRICE OR TERMS SELLER RECEIVES

If you want to sell your home for less money, then simply limit the marketing your agent will do for you. Also, make sure to choose a real estate agent to work with that puts their own interest before yours.  This is a full proof plan to leaving money on the table.  

Due to Federal Anti-Trust Laws and Realtor Code of Ethics, I am not allowed to talk about other Realtor’s real estate commissions.

However, I will state an old cliche that says “If something sounds too good to be true it more than likely is.”

Another good saying is “Don’t let a nickel’s worth of advice, cost you a hard-earned dollar.”
