The Zillow Hypocrisy: Why They Banned “Coming Soon” Listings After Creating Them

Bobby Freeman real estate article on Zillow Coming Soon listing controversy

Zillow created “Coming Soon” listings to help agents and sellers. Now they want to ban them — unless they control the exposure. Here’s why it matters for sellers.

There’s a strange shift happening in real estate — and it’s time we talk about it.

Zillow, the platform that pioneered the “Coming Soon” listing concept in 2014, is now pushing to ban the very strategy they once celebrated. That’s right — the largest real estate portal in the country is turning its back on a tool they themselves said helped agents and consumers alike.

What Zillow Originally Said About “Coming Soon” Listings

When Zillow first launched Coming Soon listings, their June 12, 2014 press release promoted the benefits as a powerful tool for sellers and agents. Here’s what they said — in their own words:

“Similar to a Coming Soon sign in the yard of the physical property, displaying a home as Coming Soon on Zillow helps agents and their sellers gauge buyer interest and test the list price against current market conditions, and can help reduce the total time a home is on the market.”

“In competitive markets… knowledge about homes that will soon be on the market gives buyers a leg up.”

So What Changed?

Now that agents are promoting Coming Soon properties outside the Zillow platform — via their own websites, social media, and private listing networks like Compass Private Exclusives — Zillow has started banning them.

They claim it’s about “protecting consumers,” but let’s be real — it’s about protecting Zillow’s dominance.

Coming Soon Listings Still Help Sellers

Pre-marketing strategies like Compass Private Exclusives help sellers:

  • Gauge buyer interest before going public
  • Test pricing in real time
  • Minimize days on market
  • Generate stronger offers once live

When done right, Coming Soon listings benefit everyone — especially the seller.

A Second Opinion from Bobby Freeman

“What’s most frustrating is the double standard. Zillow had no problem promoting ‘Coming Soon’ listings when it benefitted their traffic and ad revenue. But now that agents are empowering sellers directly, suddenly it’s a problem? At Compass, we believe in putting the client first — not the platform.”

Why This Matters for Cocoa Beach and Space Coast Sellers

As a top listing agent on Florida’s Space Coast, I use every available tool to give my sellers an edge — not just what Zillow allows. Our proven approach includes:

  • Pre-market exposure with Compass Private Exclusives
  • Targeted digital marketing across the Space Coast
  • Professional media and direct buyer engagement

If Zillow wants to limit what we can do to promote your property — that’s their problem, not yours.

Bottom Line

Zillow’s ban on Coming Soon listings has nothing to do with protecting the public — and everything to do with protecting their platform.

I’m here to help sellers win with smart marketing, powerful positioning, and total transparency — whether that fits Zillow’s model or not.

Stay tuned for Part 2, where I’ll break down how Compass helps sellers outsmart the system — and why platforms like Zillow are fighting back.
