Cocoa Beach Condo Sale Sets Per-Foot Record

MERIDIAN CONDO SELLS FOR $390 PER SQUARE-FOOT

BREVARD COUNTY, FLORIDA – Brevard’s real estate market is now considered a “seller’s market” meaning prices are going up and buyer demand is high.

Sellers are demanding top dollar for their listings and one real estate team knows how to sell their client’s property for more money.

Recently, the group set an all-time sales price per square foot record for a direct ocean condo. McCoy-Freeman listed and sold a top-floor, three bedroom, two bath 2,072 square-foot condo at the luxurious Meridian Condo in Cocoa Beach for $810,000 – totaling a stunning $390 per square-foot.

“Compare this to the highest condo sale so far this year in Brevard, which was $975,000 at La Colonnade Condo in Indian Harbor Beach,” said Realtor and Space Coast Daily real estate columnist Bobby Freeman. 

“This four bedroom, four bath southeast penthouse was 3,779 square feet, totaling $258 per square foot.”

The group also listed and sold the highest price single-family home in the popular Savannah’s Golf Community in Merritt Island.

The five bedroom, three bath, 3,004 square foot home sold for $430,000 in just 34 days on the market – it the highest sold property in the Savannah’s since April of 2007.

The well known Sandcastles complex offers guests a heated pool, hot tub, tennis court, sauna, BBQ grill, a recreation room, gym access and private access to the beach. Another record breaking sale was at the Sandcastles in Cocoa Beach. Sandcastles is a very popular investment community that allows weekly rentals. The group listed and sold a top-floor direct ocean corner, three bedroom, two bath condo for $550,000.

“The potential rental rates for this winter range from $1,800 – $2,200 per week,” said Sal Burke, Realtor & Property Manager for RE/MAX Elite’s McCoy Freeman Group.
